Mold spores, a reproductive byproduct of mold, is what is most commonly associated with mold related illiness. Microscopic mold spores, so tiny that they can’t be seen with the naked eye become airborne and can contaminate the air in an entire building. Air quality testing is a method of testing that detects the presence of mold spores. When there are mold spore types and quantities found in an indoor environment that are not found outdoors, it is indicative of a mold problem in the building.

The set-up of air quality testing equipment using established protocols is critical to the validity of the air quality test. Testing is recommended for all areas of the home where mold growth is suspected and should be conducted in the center of each room suspected of mold growth. When there are no “red flag” conditions in the subject property, testing should be conducted near the HVAC return. Sampling equipment should be set at respiration height, usually between 3-6 feet. For rooms used for eating and sleeping, the respiration height should be set on the lower end of the spectrum. For rooms, where occupants spend time standing up such as in kitchen areas, the respiration height is higher and testing equipment would be set at or near 6 feet.

When air quality testing is conducted, a minimum of two tests are required. One test is conducted in the affected indoor area and a baseline test is conducted in the immediate outdoors surrounding the building as a baseline comparison in which to compare the indoor sample. Testing should be conducted where the primary air intake is for the home, usually the air intake of the HVAC system. Testing equipment should be set a few feet from the air intake. When there is no air intake, sampling equipment is set five to 10 feet from the most frequently used entrance to the home. Outdoor air quality testing should not be conducted on a porch, overhang or carport. These areas may have mold contamination that does not affect nor is representative on the outdoor air.

Both indoor and outdoor samples should be collected as close in time as possible and the air quantity that is tested should be of an equal volume in size. When comparing the indoor air quality samples with the outdoor air quality samples, the samples should be similar. Presumably, indoor air quality samples should have fewer spores since air is filtered by the HVAC system and many spores will settle to the ground since it is a still air environment in a home.
