What Do I Do If Mold Was Found During A Home Inspection?

People often ask me, What if mold is found during a home inspection? What should I do?

If mold is found during a home inspection, I recommend gathering as much information as possible to establish a cleaning plan as well as to determine how much it will cost to remove the problem.

You will first want to determine what the source of moisture is that caused the mold and have it fixed before any cleaning begins. The source of moisture will either be due to water damage or high humidity. 

If the mold problem is due to a small amount of water damage that is less than 10 sf., you can have it removed easily and testing is probably not necessary. 

You can read about how to remove small mold problems on the EPAs website. You can find out what the EPA says about cleaning small mold problems from a Google search. 

If the mold problem is larger than 10 sf., the air is probably contaminated and there may be non-visible mold contaminants in the air as well as all of the other surfaces in the room that need to be cleaned. 

For mold problems larger than 10 sf., I recommend hiring a professional mold testing company to have air samples collected, so it can be determined which rooms are going to have non-visible mold contaminants in the air as well as all of the surfaces, so a cleaning plan can be established.

If the source of moisture is due to high humidity, it could indicate a much bigger problem. When you see even a small spot of mold that’s caused from high humidity, even if it is on a personal content, it is an indication there is a lot more non-visible mold growth on all of the surfaces in that location and indicates that the air is probably contaminated as well. 

If you have a mold problem due to high humidity, you will need to call a professional mold inspection company to have air samples collected, so a cleaning plan can be established.
